Have you met Drew Smith? He is green with accolades this year.

Drew Smith, president and owner of Two Trails Green Building Consulting has been recognized all over the green building industry this year. This has been a great year of recognition for this long-standing green building veteran of over 13 years.  In the beginning of the year at the 2013 International Builders Show NAHB Green Awards, Drew was recognized as Advocate Of The Year and the company’s Seabourn Cove project won for best Green Multi-Family project.

Later in the year the Home Innovation Research Labs that oversees the ICC700 National Green Building Standard (NGBS) recognized Drew as an NGBS Green Certification Partner of Excellence.  This award is given for outstanding contributions to advancing green building in their communities and commitment to voluntary, market-driven, third-party certification of high-performance homes.

This month Governor Rick Scott of Florida has reappointed Drew for another four years as the Green Building Commissioner for the State of Florida.  Drew was the first appointed Green Building Commissioner in 2008 and is thrilled to be reappointed by the Governor again this year.

While the year is not yet over, Drew has also been recognized by the Florida Green Building Coalition (FGBC) as Certifying Agent of the year for 2013.  Drew has also been given this award in 2008, 2010, and 2011.  The Florida Green Building Coalition is a third party green building certification that takes into consideration the unique climate challenges the state of Florida presents to building projects.

2013 Aurora Awards: Two Trails Clients Received A Combined Total Of 37 Awards!

The Aurora Awards are presented at the SEBC’s Black Tie Gala/Spectacular at the Rosen center in Orlando, FL on July 13, 2013.  The Award competition recognizes achievements in building design.  As a team member on many of the winning projects Two Trails Inc. is proud to be a part of the client teams that were nominated and won an Aurora Award.

The Aurora Awards is a competitive award competition held during SEBC (Southeast Builders Conference).  Florida Home Builders Association (FHBA) sponsors the Award competition; one of the largest associations of it’s kind.  The Aurora Award design competition is presented to outstanding builders, planners, architects, developers, designers, and interior merchandisers within a twelve state southeastern and eastern Caribbean region.

 

The design competition since it’s inception thirty-four years ago, continues to grow and honor residential and commercial designers and builders in 135 categories.  Categories consist of Commercial, Residential, Price Point, Energy Efficiency, Green Building and many more.  The builders in the categories also recognize major Team members on the project.  Two Trails Inc.-Green Building Consulting is proud to be a part of thirty-seven (37) 2013 Aurora Awards this year.

In addition to showcasing the latest innovations in design, luxury and technology, NWC has utilized cutting-edge green building products and practices to maximize indoor air quality, water conservation, energy efficiency and sustainability - all with a price tag of under $700,000.

 

“Our focus for the New Southern Home has been green construction and universal design, two ideals that truly serve the modern family,” said NWC Construction president Nathan Cross. “In addition to dual master suites and an elevator, the home is green from the ground up and will be easy and affordable to maintain. Our objective was to build a showpiece that is accessible to more of today’s home buyers. Although it includes all the bells and whistles and high-end finishes that you would expect of a show home, it isn’t a sprawling multi-million dollar mansion.”

 

Located in an infield area nestled within the natural beauty of the Conway Chain of Lakes, NWC took full advantage of the home’s locality by maximizing the lake view across the street while cutting down on traffic noise and creating a private back yard pool area right in the middle of town. The modest, two story Florida Vernacular style design was created by David Pillsbury and the expert team at Keesee and Associates, Inc. The architecture was inspired by the small, yet striking Seaside Chapel in the Florida Panhandle, one of the most photographed buildings in the entire state. Although the New Southern Home certainly stands out, its traditional southern charm blends harmoniously with the encompassing neighborhood.

 

Stepping inside, the most obvious standouts include exquisite custom carpentry and pre-finished trim, a custom sliding barn door on the master closet, Douglas Fir exposed trusses and a 9x12 corner folding/sliding door seamlessly marrying the indoor and outdoor living space. The upstairs master suite features a coffee area, Greek bath and balcony looking out onto the lake. Striking new design trends in decorative, patterned and textured tile and custom stone accent walls are artfully brandished throughout the home. The gourmet kitchen features a large island, an abundance of storage, recycled stone countertops and sustainable, formaldehyde-free cabinetry. The exterior is beautifully accented with coordinating custom front and garage doors.

 

The home was constructed with recycled fly ash concrete, engineered recycled wood framing, recycled finger joint and pressboard trim. It is tightly sealed with whole house primary and secondary moisture protection and highly efficient R-20 spray foam insulation. It’s equipped with Andersen 100 series windows with recycled composite frames, central vacuum system, garage exhaust fans, 16 SEER dual zone A/C, Energy Star appliances and lighting and low flow toilets and fixtures that meet or exceed EPA water conservation standards. Propane fuels a tankless on-demand water heater, cooking range and outdoor BBQ. The recycled granite paver pool deck and fire pit, driveway and walkways are complemented by Florida-friendly landscaping and drought-tolerant zoysia grass.

Synergy Building Corp. builds the Largest LEED Platinum Home in Sarasota County verified by Two Trails Green Building Consulting.

Synergy Building Corp. is a design/build construction management company that has achieved a new first for Sarasota, the largest LEED Platinum home in Sarasota.  This area of Florida is a hot bed of firsts for the green building industry.  Synergy Building chose Two Trails Green Building Consulting as consultants and verifiers for this project to help them achieve this new first for the Sarasota area.

Synergy Building Corp. is a design/build construction management company that has achieved a new first for Sarasota, the largest LEED Platinum home in Sarasota.  This area of Florida is a hot bed of firsts for the green building industry.  Synergy Building chose Two Trails Green Building Consulting as consultants and verifiers for this project to help them achieve this new first for the Sarasota area.

One reason Florida in general is an exciting area for the green building industry is because of Drew Smith of Two Trails.  Two Trails has consulted on projects with accolades such as: Highest Scoring LEED home in the World, Top 5 scoring LEED homes in the World, First LEED Platinum School in the Nation and now for Sarasota, Synergy Building has achieved the largest LEED Platinum home in Sarasota with this residential project located on Manasota Key consuming 9600 square feet.

LEED is an internationally recognized green building certification system, providing third-party verification that a home, building, or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.

Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.

The Synergy Project not only achieved LEED Platinum on this project, but has achieved a few other 3rd party certifications such as Energy Star Home Certification, the EPA (Environmental Protection Agency) Indoor airPlus Certification, Florida Water Star Gold Certification, Florida Yards and Neighborhoods Certification and the Florida Green Building Coalition Platinum Certification.

To understand this project is to look at the builder, Synergy Building Corp., which is headed by Joe Jannopoulo. Synergy Building is a design/build construction management company.  Joe is a native to Sarasota and has been in business since 2000.   He describes the company approach to construction as artistic with a focus on client services.  What differs them in the market place is their ability to provide beneficial input on the design project with origination being from either an architect or a client.  They are not just a follow the plans only builder, but is focused on what is right for the project, not the profit bottom line.   Joe likes to work on projects that are special in their own way and feels can leave a legacy to what he has built.  Joe is proud of the flexibility and availability that he is able to offer his clients.  If things need to be changed from the plans he is there to assist with [nggallery id=1]the process and available to do that for his clients.  This opportunity for input on the project should be the norm with luxury custom homebuilders, but the fact is many are just trying to get the project done as fast as possible and move onto the next one.  Synergy also knows that when working on projects they need to lean on their chosen experts in the field.  He credits the local subcontractor pool in the area as excellent and has found a great team that he trusts to provide the best expertise in their field weather it be painting to plumbing.  Joe stated, “No matter what business you are in hire an expert, because if you haven’t, you have not done your project a good service.” Synergy has worked on various styles of homes over the past few years those being French, Contemporary remodel, Chinese Pagoda and now the largest LEED platinum home in Sarasota.  They would classify themselves as a true custom builder.

Synergy’s take on green building is that architects are trying to design efficiently and clients want homes that are not going to cost a lot to maintain.  Weather or not they want to design a green home those two principals lead them to the practices of designing a sustainable home. Ironically this in turn produces a home that in most respects will proceed down a path that is highlighted by a third party certification.

Joe found the green building portion of the project had a few unexpected surprises for this Manasota Key home.  While the energy modeling was done on a high conservative side he tailored the construction to follow the plans for lighting and appliances.  With a tight building envelope they were able to use a smaller HVAC system. They also increased the photovoltaic system because they were able to make the roof bigger, which increased the quality and output of the modules, which in turn increased the kilowatts produced by the solar panels.  With the reduction of consumed energy in 6200 square feet of conditioned space out of the total 9600 square feet of the home they are estimating high at $75 a month electric bill.  If the homeowners are conservative with their usage the number could be dramatically less.   They were also surprised that it is some times difficult to get the look of a surface with certain green products, but they were delighted to see many new products on the market that can achieve the high end look that custom built home clients want.  What is gratifying to Joe is the home does not look like a green home, more like any other high-end home, but to his delight is built to sustainable practices.

Two Trails is proud to have been chosen by Synergy Building Corp. for their first LEED project.  To be able to achieve these certifications for this large of a home and for their first LEED project is something Synergy can be sure to add to their legacy as they move forward onto the next project.  Joe stated, “The nice thing with working with Two Trails is they are the experts in this field, which allowed me to just be able to keep building.”

The building received a LEED Certified designation, under the USGBC (United States Green Building Council). The LEED Green Building Rating System is a 3rd Party certification program that evaluates the environmental performance of the building and provides a validation of compliance. It is broken down into five categories: Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, and Indoor Environmental Quality.

Many companies are starting to see the benefits of building to a higher standard.  Two Trails applauds Kids R Kids for building to a green standard knowing that it is good for the environment, but more importantly for the occupants that matter most, the children.

While all categories of the LEED designation are important the Indoor Environmental Quality is important to the quality of work life for the staff as well as the children.   Research has been done over the past several decades regarding the negative impacts of poor indoor air quality on occupant health and productivity. Considering the amount of time Americans typically spend indoors, taking steps to ensure a healthy indoor environment is imperative. Most indoor environmental quality problems are preventable through thoughtful design and construction practices.

Volatile Organic Compounds (VOC's) are one of the primary sources of indoor air contamination. Commonly associated with respiratory irritation and illness, these chemicals are released into the air by materials installed inside the building envelope. The LEED rating system specifies maximum VOC limits for the most notorious offenders: adhesives, sealants, paints, carpeting, and composite wood products (casework and furniture).

Special care was taken during construction to ensure that finish materials and HVAC systems were properly protected from construction contaminants. An Indoor Air Quality Management Plan was developed, and implemented during the construction and pre-occupancy phases of the building, based on the Sheet Metal and Air Conditioning Contractors National Association (SMACNA) Indoor Air Quality Guidelines for Occupied Buildings under Construction. All absorptive materials, both stored onsite and installed, were properly protected from moisture damage. All ductwork was sealed immediately upon installation, and permanently installed HVAC units were not operated during construction.

Other factors influencing the well being of the building occupants are controllability and views. The building design provides a high level of lighting and thermal comfort control to staff/teachers. This allows them to make adjustments to suit the group needs. The building was designed to maximize the views through the building, with views from 97% of occupied spaces.

The NAHB Green Awards were held on January 23, 2013 at the Chateau Nightclub & Gardens in the Paris Las Vegas Hotel & Casino.  The EcoDisco theme celebrated this past years green building achievement for Advocates of the Year and Green Projects of the Year in single-family, multifamily and remodeling.  Two Trails Green Building Consulting were awarded two awards at the event held during the conference.

The first award was given to Drew Smith President of Two Trails for Advocate of the Year.  Drew was highlighted for more than a decade he has been helping professionals by providing leadership of sustainability by volunteering time and knowledge to teach and inform about high performance building. Through their commitment to green building Drew & Two Trails has established themselves as leaders in the green building movement. “Drew’s passion to educate the industry on sustainability is helping those around the country build and live to a higher standard.”, judges quote.

The second award for Two Trails was given for Project of the Year: Multifamily. Seabourn Cove is located in Boynton Beach, FL.  The project builder is FM Contract Service, Designer Marc Weiner, and developer Gulfstream Gardens Inc.  Seabourn Cove is one of the largest multifamily projects to receive the Gold level of the ICC 700 National Green Building Standard (NGBS).  The multiple-phase project will result in 456 units on 23 acres of land.  The two and three story buildings range from single flats of about 800 sq/ft to three bedroom units that have garages to accommodate a wide variety of occupancy situations for families.  Rick Lococo and Matt London from FM Contract Services were on hand to accept the award with Drew Smith for the Seabourn Cove Project.

the highest scoring home in 2011.  Josh also received the award for Builder of the year from GreenTrends award ceremony.  Josh Wynne Construction was not the only client of Two Trails to be recognized.  Two Trails clients were the top 9 highest scoring homes in the state of Florida.  The FGBC uses a Bronze, Silver, Gold and Platinum designation within the standard to separate the points earned within the standard.  All of the top ten homes were certified Platinum within the Florida Green Building Coalition Standard.

2012 Aurora Awards: Two Trails Clients received a combined total of 32 Awards!

The Aurora Awards are presented at the SEBC’s Black Tie Gala/Spectacular at the Rosen center in Orlando, FL on July 28, 2012.  The Award competition recognizes achievements in building design.  As a team member on many of the winning projects Two Trails Inc. is proud to be a part of the client teams that were nominated and won an Aurora Award.

About Drew Smith | Two Trails, Inc. was founded in 2001, by an innovative builder who set out to change the methodology of conventional building science. Drew realized that the only way to change the industry was to become the resource for the knowledge on how to implement healthy, sustainable projects. He “hung up his hammer” and opened one of the first green building, consulting firms in the nation.

By helping to develop standards for the American Lung Association, National Home Builders Association, Florida Green Building Coalition, and USGBC LEED for Homes by either writing the standard or testing the viability of the standard in the field, he was able to provide his firm with a thorough understanding of the science of building sustainable, healthy, environmentally conscious, and affordable solutions for the building industry. He was “green” before “green” was more than a color.  Our President, Drew M. Smith, LEED AP, was the founding President of the Florida Green Building Coalition and is the first Governor appointed Green Building Commissioner for the State of Florida.
