New Southern Home Ready for Unveiling at Southeast Building Conference in Orlando
July 9, 2013 - Orlando, FL: NWC Construction has completed the 2013 New Southern Home right on schedule for its highly anticipated unveiling as the official show home of the Southeast Building Conference (SEBC) Thursday, July 11 - Saturday, July 13. The home is located at 5136 Belleville Ave, Belle Isle, Florida, less than a twenty minute drive from the Orange County Convention Center. With 3,200 square feet under air and 4,000 square feet under roof, the 4-bedroom, 3.5-bathroom pool home, complete with elevator, features a universal floor-plan with a master bedroom and bath both upstairs and down. This ingenious design blends aesthetics, comfort and functionality, better serving the dynamic needs of today’s families.
In addition to showcasing the latest innovations in design, luxury and technology, NWC has utilized cutting-edge green building products and practices to maximize indoor air quality, water conservation, energy efficiency and sustainability - all with a price tag of under $700,000.
“Our focus for the New Southern Home has been green construction and universal design, two ideals that truly serve the modern family,” said NWC Construction president Nathan Cross. “In addition to dual master suites and an elevator, the home is green from the ground up and will be easy and affordable to maintain. Our objective was to build a showpiece that is accessible to more of today’s home buyers. Although it includes all the bells and whistles and high-end finishes that you would expect of a show home, it isn’t a sprawling multi-million dollar mansion.”
Located in an infield area nestled within the natural beauty of the Conway Chain of Lakes, NWC took full advantage of the home’s locality by maximizing the lake view across the street while cutting down on traffic noise and creating a private back yard pool area right in the middle of town. The modest, two story Florida Vernacular style design was created by David Pillsbury and the expert team at Keesee and Associates, Inc. The architecture was inspired by the small, yet striking Seaside Chapel in the Florida Panhandle, one of the most photographed buildings in the entire state. Although the New Southern Home certainly stands out, its traditional southern charm blends harmoniously with the encompassing neighborhood.
Stepping inside, the most obvious standouts include exquisite custom carpentry and pre-finished trim, a custom sliding barn door on the master closet, Douglas Fir exposed trusses and a 9x12 corner folding/sliding door seamlessly marrying the indoor and outdoor living space. The upstairs master suite features a coffee area, Greek bath and balcony looking out onto the lake. Striking new design trends in decorative, patterned and textured tile and custom stone accent walls are artfully brandished throughout the home. The gourmet kitchen features a large island, an abundance of storage, recycled stone countertops and sustainable, formaldehyde-free cabinetry. The exterior is beautifully accented with coordinating custom front and garage doors.
The home was constructed with recycled fly ash concrete, engineered recycled wood framing, recycled finger joint and pressboard trim. It is tightly sealed with whole house primary and secondary moisture protection and highly efficient R-20 spray foam insulation. It’s equipped with Andersen 100 series windows with recycled composite frames, central vacuum system, garage exhaust fans, 16 SEER dual zone A/C, Energy Star appliances and lighting and low flow toilets and fixtures that meet or exceed EPA water conservation standards. Propane fuels a tankless on-demand water heater, cooking range and outdoor BBQ. The recycled granite paver pool deck and fire pit, driveway and walkways are complemented by Florida-friendly landscaping and drought-tolerant zoysia grass.
