Dimmitt Automotive Group Receives Prestigious LEED Certification & Aurora Award

The Dimmitt Automotive Group’s Rolls-Royce, Bentley and McLaren showroom finishes Pinellas Park’s newest LEED (Leadership in Energy and Environmental Design) Silver certified building.  The project recently was awarded an Aurora Award for Green Construction in the category for commercial/retail/office.  The beautiful Gandy Boulevard structure on the Dimmitt campus is a testament to the family’s commitment to save energy and honor the community.

            The Dimmitt Automotive Group’s Rolls-Royce, Bentley and McLaren showroom finishes Pinellas Park’s newest LEED (Leadership in Energy and Environmental Design) Silver certified building.  The project recently was awarded an Aurora Award for Green Construction in the category for commercial/retail/office.  The beautiful Gandy Boulevard structure on the Dimmitt campus is a testament to the family’s commitment to save energy and honor the community.

In speaking about the project, Richard Dimmitt said, “It’s been a passion of our family to preserve and protect our environment and its beautiful natural resources. The economic investment dedicated to undertaking such a project makes perfect sense when we consider the long-term impact for our community and for the legacy we leave to future generations. It’s with great humility that we accept this award for undertaking a process that was such a privilege to bring to fruition.”

While building green was a priority for this project, operational costs were not the primary factor. The Dimmitt Automotive Group is a family owned business and has been rooted for nearly one hundred years in the communities they serve.

Owners Richard and Doreen along with their sons, Rick and Peter, wanted to make certain that this building was a gift back to the community. Many of the achieved project features directly benefit the surrounding community as well as reduce energy consumption.

The Dimmitt Automotive Group’s Rolls-Royce, Bentley, and McLaren showroom is the newest automotive showroom in Pinellas Park. The dealership represents product lines from Cadillac, Aston Martin, Land Rover, Bentley, McLaren, and Rolls Royce. The building achieved its LEED Silver certification from the United States Green Building Council (USGBC).

It’s a national trend in the automotive industry to obtain this certification. The National Automobile Dealers Association (NADA) estimates about 1,000 dealerships are attempting to reduce their energy footprint by 10 percent and more are seeking the national standard of LEED certification.

Suncoast AutoBuilders, Inc. of Clearwater was the design-builder for this luxury facility. Company President Thomas Strickland, and Senior Project Manager John Vrabec have each earned the designation of LEED Accredited Professional.  This project presented the unique challenge of not only coordinating the high-end level of finishes with the required approvals of Rolls-Royce, Bentley and McLaren, but also adhering to strict LEED construction execution procedures while integrating LEED-specified elements.  Suncoast has specialized in the design and construction of automotive dealership facilities since 1987, and recognizes the significant commitment made by the Dimmitt Automotive Group to pursue this prestigious certification.

Drew Smith, President of Two Trails, Inc. said, “On average we see initial 5 – 8 percent upfront costs in obtaining a green certification. While many building owners are weary of more upfront costs, Richard and Doreen Dimmitt were able to see beyond the additional expense and realize the associated cost savings for years to come. In fact, the initial upfront costs will be recouped after 5 – 7 years and continue to return dividends on the building for years to come.”

All building owners are looking to save money on operational costs. It makes common sense to save money in these areas. While many building owners are implementing energy saving techniques, many still do not opt to seek certification. Nevertheless, the certification adds value to the building and demonstrates a true commitment to the community as well. Two Trails was the independent third party consulting, certification and commissioning authority on the Dimmitt Automotive Group Building project.

Categories comprising the LEED certification include: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation and Design, and Regional Priority. By analogy, obtaining a LEED certification is similar to an automobile passing a government safety test. Both “tests “and certification adds validation to the products and, in this case, verifies that the building has been built to national green standards.

Receiving an Aurora Award is a great accomplishment that recognizes Dimmitt’s commitment to building a great facility. The Aurora Awards is a competitive award competition held during SEBC (Southeast Builders Conference).  Florida Home Builders Association (FHBA) sponsors the Award competition; one of the largest associations of it’s kind.  The Aurora Award design competition is presented to outstanding builders, planners, architects, developers, designers, and interior merchandisers within a twelve state southeastern and eastern Caribbean region.

The Dimmitt Automotive Group will be hosting a certification presentation at the new facility. Many of the local community leaders, owners, and project leads will be in attendance celebrating Pinellas Park’s newest LEED certified building.

This session will continue the LEED-Homes process with a hands on demonstration of an example home and designer/contractor.  An almost “re-enactment” of the initial team meeting, the Green Rater will actually go through the LEED-Homes checklist with a Project Team while explaining the requirements and documentation.  The process will include a Durability evaluation and inspection checklist. Session 4 - 90min Energy Star Version 3 and 3.1 Florid

a Energy Star is built on top of the national version, so this will cover all the requirements, process, timelines, and typical costs for both.  The material will emphasize the critical impacts to designers and builders.  An example designer/contractor will start the online training and commitment process.  The HERS Raters will cover the initial documents & specifications, the inspection checklists, and the final tests.  Also, a qualified Energy Star HVAC contractor will be available to answer any questions in regards to their requirements and commissioning.

The FishHawk Ranch Tennis Club Information Center is within the National Association of HomeBuilders 2010 Development of the Year and is also a Florida Green Building Coalition Certified Development. In achieving the LEED certification the project completed prerequisites and credits within the LEED new construction categories. The seven categories are Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, Innovation in Design, and Regional Priority. LEED projects incorporate points in all categories to give the project a more diverse energy saving perspective. A few notable points achieved in this project consist of the following. The FishHawk Ranch Tennis Club Information Center incorporated water saving measures such as non-potable water available for the irrigation system. Water saving plumbing fixtures reduced potable water use consumption by 59%. Energy savings were achieved with a HVAC system with a 16 SEER and R410A refrigerant. The windows are a low E insulated glass, with spectrally selective window tint. The sealed attic area used a R-40 spray foam insulation all influencing the total of a 20% reduction in energy usage. Newland Communities FishHawk Ranch Development continues to be green. With the FishHawk Ranch Tennis Club Information Center being complete and certified they are already at work in starting the FishHawk Ranch Starling Swim Center. This project just like the Information Center is pursuing a LEED Silver Certification. The project will consist of mixed site features such as a family, adult, and splash zone swimming areas, and an entry building with workout center and locker rooms. This new project will blend well with the developments other green projects and let the residents enjoy a little fun in the sun in their green built swim center.

The Awards At The 2012 International Builders Show Featuring Two Trails Clients

The annual International Builders Show (IBS) sponsored by the National Association of Home Builders (NAHB) was held in Orlando, FL.  The conference this year features the latest in building products, education seminars, networking, and award presentations from various builders groups. Two Trails Inc. is one of the nations top “Green” building consulting firms specializing in commercial and residential projects.  Duplicating past years this year is not short of Two Trails clients receiving awards for the greener side of building. These awards are given to builders that are not only building their projects green, but are exceeding the already high standards outlined in various green building standards.

The Builders Challenge award is given to builders who have achieved significant benchmarks under the DOE Builders Challenge program.  To qualify for the builders challenge award a home must be 30% more efficient than a standard built home.  The efficiency of a home is determined by it’s HERS index.  On a scale of 0-100, a net zero would be a home that requires no energy from the grid.  Two Trails client Josh Wynn’s “Power Haus” project scored a negative –(22) on the HERS index.  The home produces more energy than it is needed giving the excess energy back to the grid.  The result of this progressive builders design has resulted in a building backlog that extends into 2014.

This year the 2012 Energy Value Housing Award (EVHA) honors builders & remodelers who voluntarily incorporate energy efficiency in the design, construction & marketing of homes.  This year two of Two Trails clients received an award.  Winner of the Builders Challenge award above Josh Wynne Construction also won a Gold EVHA award for the Custom/Demonstration Category in a Hot Climate.    Another Two Trails Client Habitat for Humanity South Sarasota County, Inc. received a Silver EVHA for Reconstruction/Demonstration Category in a Hot Climate.  Project Manager Michael Sollitto met the challenge of taking a home built in the 1970’s that could rival any newly-built home in the efficiency department and accomplished it with volunteer labor.

The NAHB, Best in American Living Awards (BALA), spotlight the most creative and innovative builders, remodelers, designers, developers, land planners and interior designers in the nation. Every year, BALA winners redefine design excellence for the residential building industry.

The awards program, sponsored by NAHB Design Committee, is open to builders, remodelers, architects, designers, developers, land planners and interior designers nationwide. Harmony development located in Harmony, FL is central Florida’s largest master-planned green community dedicated to the concept of living in harmony with the environment.  The community features homes builders of different price points, schools, recreation, and municipal structures all built in one development promoting healthy living and a green lifestyle.  For the retail phase in this development Harmony is developing a 15,000sq/ft retail mall to give residents everyday services in the development without the need of traveling to nearby shopping districts.  The retail center will target the Silver level of the LEED standard by USGBC.  The project recently broke ground on February 8, 2012.  “Two Trails is thrilled to be a part of the Harmony Development and looks forward to completing this project and future green projects within this development.”  Drew Smith, President of Two Trails.

Allegra Homes a local design/builder in Southwest Florida has overseen the construction of thousands of homes and dozens of model centers, as well as clubhouses, golf course and all the amenities to master planned residential communities.  Allegra is now working with Two Trails on building their homes to the Florida Green Building Coalition (FGBC) standard.  FGBC is a third party certification program for the state of Florida.  As a local certification program FGBC takes into consideration the unique climate that affects the building structures in Florida.  This gives the builder and the homeowner added reassurance that their home will perform and be healthy for it’s occupants.

EMERALD - Green Building Certification Program by NAHB Research Center | Two Trails is a third party Verifier for NAHB Green Certification program.  We can assist you in stretching your financial resources and take the guesswork out of figuring the point system.  Two Trails can help your project achieve multiple certifications within different programs. Two Trails is proud to have been chosen as the certifying agent for the NAHB: New American home for 2011 achieving Emerald status, the highest certification level for NAHB.  Two Trails has also been selected as the certifying agent for the 2011, 2012, and 2013 NAHB: New American Home showcase house.  Our Principal Drew Smith was recently been awarded the NAHB: Certified Green Professional of the Year for 2010.

PLATINUM - USGBC LEED for Homes | A LEED-certified home is designed and constructed in accordance with the rigorous guidelines of the LEED for Homes green building certification program. LEED for Homes is a consensus-developed, third party-verified, voluntary rating system which promotes the design and construction of high-performance green homes.  Two Trails specializes in providing the guidance to make sure your financial resources are working for you to achieve the certification level you seek.  We work with builders or as an independent certification agent.  We want you to succeed and we will show you how!

PLATINUM - FGBC Florida Green Building Coalition | Many homeowners are desiring and some insisting that their home be earth friendly, affordable to operate, and healthy to live in. FGBC’s Green Home Standard is a tool that will guide you and your customer through the process of selecting green features that are cost effective, benefit the environment, and will fit in with your current practice. The standard has been developed such that it is achievable by everyone and will be recognized as a statewide industry standard.  Two Trails is a certifying agent for this state standard.  Two Trails currently has over 4000 homes under contract and many of them qualify for multiple certifications and so can yours.

U.S. Department of Energy - Energy Star Certification | To ensure that a home meets ENERGY STAR guidelines, third–party verification by a certified Home Energy Rater like Two Trails is required.  Two Trails works closely with the builder throughout the construction process to help determine the needed energy–saving equipment and construction techniques and conduct required on–site diagnostic testing and inspections to document that the home is eligible to earn the ENERGY STAR label. To earn the ENERGY STAR, a home must meet strict guidelines for energy efficiency set by the U.S. Environmental Protection Agency (EPA), making them 20–30% more efficient than standard homes.  Homes achieve this level of performance through a combination of energy–efficient improvements, including,

  • Efficient Heating and Cooling Equipment
  • ENERGY STAR Qualified Lighting and Appliances

Florida Yards and Neighborhoods Designation | For new developments with homeowners associations, the developer must incorporate the Model Florida-Friendly Landscaping™ (FFL) Covenants, Conditions and Restrictions, implement the Florida-Friendly principles through the restrictions, and pass a follow-up inspection approximately two years following opening of the community to keep the Florida-Friendly designation.  In order to receive the certificate the project must adhere to nine basic principles.

GOLD - Florida Water Star Certification | Florida Water StarSM is a voluntary, third-party certification program designed to increase water efficiency in landscapes, irrigation systems and indoor uses. While many certification programs provide general guidelines for water efficiency, Florida Water StarSM specifically addresses uses relevant to Florida. The program consists of criteria for three types of construction/development:

  • Residential: First house certified in July 2006, with approximately 50 houses certified through 2008.
  • Commercial: Currently being pilot-tested on multiple commercial uses.
  • Community: Criteria are currently under development and being pilot-tested.

Florida Water StarSM can be effectively integrated into projects along with other programs such as ENERGY STAR®, the Florida Green Building Coalition’s (FGBC) green standards, and the U.S. Green Building Council’s (USGBC) LEED program. When compared to many other green building certifications, Florida Water StarSM is noticeably more detailed and relevant to Florida’s unique conditions, and can therefore further enhance the effectiveness of other green certification programs.

US DOE’s Builders Challenge | Spearheaded by the U.S. Department of Energy (DOE), the Builders Challenge is a voluntary effort to provide compelling answers. Through the Builders Challenge, participating homebuilders will have an easy way to differentiate their best energy-performing homes from other products in the marketplace, and to make the benefits clear to buyers.

DOE's ultimate vision is that, by 2030, a consumer will have the opportunity to buy a cost-neutral, net-zero energy home (NZEH) anywhere in the United States — a grid-connected home that, over the course of a year, produces as much energy as it uses. The Builders Challenge establishes a framework for continuous improvement that will help propel the market toward zero-energy performance.

The Builders Challenge is based on lessons learned from the Building America Research Program — a private/public partnership that develops energy solutions for new and existing homes.

Indoor AirPLUS Certification | The Environmental Protection Agency created Indoor airPLUS to help builders meet the growing consumer preference for homes with improved indoor air quality. By constructing homes that meet EPA's stringent specifications, forward-thinking builders can distinguish themselves by being among the first to offer homes designed to deliver improved indoor air quality.

Neighborhood Renaissance Breaks Ground for 13 new affordable, energy-efficient homes in Palm Beach County’s Westgate/Belvedere Community Redevelopment area

West Palm Beach, FL – October 26, 2011 – Terri Murray, Executive Director of Neighborhood Renaissance , announced today the groundbreaking at 2801 Saranac Avenue in Westgate for 13 quality-built, energy efficient, 3-4 bedroom homes meeting green building standards with “Florida-friendly” landscaping to be built south of Westgate Avenue in Palm Beach County.  In partnership with the Westgate/Belvedere Homes Community Development Agency, Neighborhood Renaissance was awarded a HUD grant for construction from Palm Beach County Housing and Community Development Department through its Florida Community Development Block Grant 2005 Disaster Recovery Initiative program.

West Palm Beach, FL – October 26, 2011 – Terri Murray, Executive Director of Neighborhood Renaissance , announced today the groundbreaking at 2801 Saranac Avenue in Westgate for 13 quality-built, energy efficient, 3-4 bedroom homes meeting green building standards with “Florida-friendly” landscaping to be built south of Westgate Avenue in Palm Beach County.  In partnership with the Westgate/Belvedere Homes Community Development Agency, Neighborhood Renaissance was awarded a HUD grant for construction from Palm Beach County Housing and Community Development Department through its Florida Community Development Block Grant 2005 Disaster Recovery Initiative program.  Acquisition funds were committed from the Florida Community Loan Fund.  The housing mix includes:

  • 4 - 4BR/2.5BA single-family homes priced from $95,000 – $100,000
  • 5-3BR/2BA single-family homes priced from  $90,000 – $95,000
  • 2 – 3BR/2.5BA-townhomes priced at $80,000

Neighborhood Renaissance is pleased to work in partnership with the Westgate/Belvedere Homes Community Redevelopment Agency to provide these new homes for 13 families.  The housing stock in the Westgate area has experienced deterioration causing blight.  Many homes were extensively damaged or destroyed during the 2004-2005 hurricanes.  These new homes will be assessed for consumption of energy to meet the standards of the Florida Green Building Coalition .   Development design will include:

  • Eco-Friendly architectural design to minimize energy use by the homeowner
  • Use of renewable and easily accessible building materials  minimizing the overall environmental impact of the development
  • Drought resistant landscaping with grouping of plants with similar water needs and strategic placement to facilitate cooling of the home
  • Preservation or donation of existing vegetation and top soil at the development sites when possible
  • Installation of low-flow water fixtures and alternative flooring, i.e. minimal use of carpeting
  • Inclusion of Energy Star and other high energy efficient appliances

All of the homes will be made available to households earning at or below 80% of the area median income  addressing the need for affordable homeownership in the CRA.  This investment will help to increase the tax base, create jobs, prevent crime by reducing the number of vacant properties, and improve the quality life in the area.
